KNOW THE MOUNTAIN

Olympic heritage.
A new chapter.

Olympic Valley is an unincorporated Placer County community off Highway 89 between Truckee and Tahoe City. Its ski resort, formerly known as Squaw Valley, is now Palisades Tahoe. Alpine Meadows is the resort’s Alpine side.

For a Bay Area second-home buyer, the appeal is a base for repeat mountain weekends: winter skiing, summer hikes and time in the Village. Compare the exact home’s access, parking, management and ownership costs before choosing your fit.

TICKETS + PASSES

The Ikon Pass

Palisades Tahoe participates in Ikon Pass. Access, blackout dates, day limits and benefits vary by pass product and season. Check the current destination details before purchasing; home ownership does not include a ski pass.

Compare current pass access ↗
PALISADES ↔ ALPINE

Base to Base Gondola

This connects The Village at Palisades Tahoe with the Alpine Lodge. The resort describes an approximately 16-minute end-to-end ride. Check the live operating report: weather, seasonal schedules and mountain openings affect access.

Explore the gondola ↗
UP TO GOLD COAST

The Funitel

The Gold Coast Funitel carries guests from the Palisades base to Gold Coast. It is a different lift from the Base to Base Gondola and the Aerial Tram. Confirm the day’s operation and valid ticket or pass.

Know the three lifts ↗

Aerial Tram to High Camp

The Aerial Tram reaches High Camp, a starting point for seasonal sightseeing and summer hikes. The Funitel serves Gold Coast; the Base to Base Gondola connects Palisades and Alpine. Use the current lift report and activity schedule to plan your day.

THE VILLAGE AT PALISADES TAHOE

Mountain essentials.
Little discoveries.

Browse ski gear, apparel, gifts and groceries between mountain days. This directory reflects the resort’s published shopping listings reviewed November 4, 2026; businesses and hours can change.

Estelle Sports is at the Alpine base area, across the mountain connection, rather than in the Olympic Valley Village. The resort also lists an online retail store and a real estate service; home searches on this guide always go to Crystal’s website.

TRY THE VALLEY BEFORE YOU BUY

Stay a little longer.

Explore a visit through GPX, a village condo or a resort stay. Booking a vacation and buying a home involve different rights and costs.

GPX OPTION

Olympic Village Inn

Condo-style accommodations at 1909 Chamonix Place offer a base near the Village. Olympic Village Inn appears in GPX’s resort inventory. Eligible members can check exchange or rental options, subject to availability, fees and program terms.

GPX OPTION

Red Wolf Lodge at Olympic Valley

This is the mountain-base Red Wolf property, formerly Red Wolf Lodge at Squaw Valley. It also appears in GPX inventory. It is separate from Red Wolf Lakeside Lodge in Tahoe Vista. Confirm the right resort and dates before booking.

LODGE OPTION

Palisades Tahoe Lodge

Explore the lodge community at the foot of the mountain. Compare individual unit configuration, rental arrangements and access. A lodging reservation does not establish the ownership or rental rights of a property for sale.

GPX members: check your options

Search your eligible dates and inventory through Grand Pacific Exchange, or call 866-325-6295. Membership alone does not guarantee a particular resort, unit or ski-week stay.

More places to stay

The Village at Palisades Tahoe offers slopeside lodging. Everline Resort & Spa is another Olympic Valley option. Check each operator for current amenities, access and booking terms.

SUMMER IN THE SIERRA

Follow the creek.
Find the views.

Shirley Canyon brings together flowing water, pine forest and granite terrain. High Camp offers another starting point when the Aerial Tram is operating.

Choose a route that suits your group, check snow and trail conditions, and carry water, layers and navigation. Do not plan your return around a lift download without confirming that day’s schedule and policy.

A SIGNATURE VALLEY HIKE

Shirley Canyon

A strenuous climb through forest and granite toward Shirley Lake, with an onward route to High Camp. Seasonal creek crossings, snow and exposed rock can change the experience. This is not a casual paved village walk.

MORE VILLAGE STARTS

Thunder Mountain & Granite Chief

Explore longer, demanding mountain routes from the valley. Use the resort’s trail map for connections, distance, elevation and the route back; these are separate hikes with different challenges.

A GENTLER START

Trollstigen & High Camp loops

The resort lists Trollstigen as an easier forest route toward Everline. When sightseeing is operating, High Camp has short-loop options. Choose using the current map rather than assuming every route is easy.

THINGS TO DO

Build a weekend
around the mountain.

Plan skiing, a Village afternoon, summer hiking or a trip toward Tahoe City and the lake. For concerts, festivals and holiday activities, use the organizer’s current calendar for dates, tickets and cancellations.

What’s happening next?

Use the resort calendar for upcoming Palisades events, and the regional visitor calendar for Truckee outings. These links stay useful as the seasons change; this page does not automatically import events.

BUY WITH A CLEAR PICTURE

Different properties.
Different responsibilities.

Olympic Valley is a community, not one HOA. A detached home, village condo, condo-hotel or timeshare can have very different fees, use rules and maintenance obligations.

HOA + CC&Rs

Ask for the current documents

For each applicable association, request CC&Rs and amendments, rules, budget, reserves, insurance, assessments and maintenance responsibilities. Confirm snow removal, parking, pets and guest access for the actual property.

RENTAL PLANS

Verify the property’s status

Check Placer County requirements and the association’s rental rules. Condo-hotel treatment and timeshare use arrangements can differ from a conventional short-term rental. Do not assume a permit or rental program transfers with a sale.

County rental resources ↗
HOMES + CONDOS + HOMESITES

Start with current availability

Use Crystal’s MLS-fed landing page for homes, condos and homesites. Ask about new construction, deeded ownership versus limited use rights, financing and property-specific due diligence. Current inventory and completion dates must be verified.

SCHOOLS NEARBY

Start with the district.

Nearby Tahoe-Truckee Unified School District schools to research include Tahoe Lake Elementary, North Tahoe School and North Tahoe High. Confirm attendance eligibility using the exact home address; proximity does not guarantee assignment.

Compare the district’s School Accountability Report Cards and California School Dashboard for dated academic and school-climate measures. There is no single official statewide 1–10 school score.

UTILITY SETUP DIRECTORY

The right connections.
Before move-in day.

Use the exact service address, possession date and seller’s provider list. A condo or managed resort unit may include services in association charges.

ELECTRICITY

Liberty Utilities

Contact Liberty to start or transfer electric service. For construction or a panel change, ask for the engineering and new-service process before scheduling work.

PROPANE + HEATING

AmeriGas / Truckee Tahoe Propane

Placer County identifies propane, rather than natural gas, in Olympic Valley. Confirm the actual tank owner and supplier with the seller or HOA, plus account transfer, fuel balance and delivery access.

INTERNET + TV + PHONE

Optimum

Older area records refer to Suddenlink. Check your exact service address for cable internet, installation and available plans; a neighborhood listing does not guarantee availability or speed.

INTERNET + WIRELESS

AT&T

Compare address-specific home internet and wireless options through AT&T’s Olympic Valley page. Confirm coverage and performance for the particular residence.

COMPARE OTHER CONNECTIONS

California Broadband Map

Use the state’s interactive address map to research additional reported providers, then verify service directly. Useful when comparing wired, wireless or other options for a mountain home.

Your move-in checklist

  1. Confirm your water provider and every HOA-managed account.
  2. Arrange electric transfer and internet installation.
  3. Confirm propane supplier, tank ownership and delivery access.
  4. Check trash pickup, bear-resistant storage and seasonal access.
  5. For new construction, ask each provider about capacity, connection permits and fees.

Mail & deliveries

Ask the seller, association and serving Post Office whether the home uses individual delivery, a cluster box, a resort desk or a PO Box. Verify keys and parcel instructions; delivery is not assumed to be the same across the valley.

Availability and included services are address-specific. These links connect you to providers; they do not submit applications on your behalf.

GETTING HERE

Your route
to the valley.
